Roost is a property management platform for UK private landlords and their tenants, operated by Morado Limited, a company incorporated in England and Wales.

These Terms and Conditions ("Terms") govern your use of the Roost platform, accessible at https://getroost.co.uk and https://app.getroost.co.uk ("the Platform").
By creating an account or using the Platform, you agree to be bound by these Terms. If you do not agree, do not use the Platform. Our Privacy Policy forms part of these Terms and is incorporated by reference.
2. Definitions
- "We / us / our" means Morado Limited.
- "You / your" means the person using the Platform.
- "Landlord" means a user who registers to manage one or more properties.
- "Tenant" means a user who joins the Platform via a landlord's invite to access a specific property.
- "Property" means a rental property added by a Landlord to the Platform.
- "Tenancy" means the relationship between a Landlord and a Tenant on a specific Property within the Platform.
- "Content" means any data, documents, messages, photos, or other material you submit to the Platform.
3. Eligibility and account registration
3.1 Eligibility
To use Roost as a Landlord you must be at least 18 years old, be a private individual landlord or act on behalf of a business that owns or manages residential rental property in the United Kingdom, and have the legal authority to enter into these Terms.
To use Roost as a Tenant you must be at least 18 years old, have received a valid invite from your landlord, and be a current or prospective tenant of the property in question.
3.2 Account creation
You must provide accurate, current, and complete information when registering. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Multi-factor authentication (MFA) is mandatory and cannot be disabled. You must notify us immediately at hello@wearemorado.com if you suspect unauthorised access to your account.
3.3 One account per person
Accounts are personal and non-transferable. You may not share your account with another person or create multiple accounts for the same individual.
4. The service
4.1 What Roost provides
Roost provides a software platform that enables landlords and tenants to store and access property-related documents, communicate via an in-platform messaging thread, report and manage maintenance issues, and receive email notifications about platform activity.
Roost is a software tool only. We do not provide legal, financial, property management, or letting agent services. Nothing in the Platform constitutes legal advice, financial advice, or a recommendation of any kind. You are solely responsible for your compliance with all applicable laws and regulations, including those relating to landlord obligations, tenancy deposits, right to rent checks, gas and electrical safety, energy performance, and HMO licencing.
4.2 Service availability
We aim to keep the Platform available 24/7 but do not guarantee uninterrupted availability. We may carry out maintenance or updates that temporarily affect access and will endeavour to give reasonable notice of planned downtime.
4.3 Changes to the service
We may modify, add, or remove features at any time. We will give reasonable notice of changes that materially affect existing functionality. Continued use after notice constitutes acceptance of the change.
5. Pricing and payment
5.1 Landlord subscription
Use of Roost as a Landlord is subject to a subscription fee of ยฃ1 per active property per month, billed annually (ยฃ12 per property per year).
5.2 What "active property" means
An active property is any property that is not in an archived state. Archived properties are free โ they remain on the Platform in a read-only state but are excluded from the subscription count.
5.3 Archived properties
Archiving a property is a permanent status change. Once archived, no new documents, messages, issues, or notifications can be created for that property. All existing data is retained in read-only form and the property is excluded from billing.
5.4 Tenant accounts
Tenant accounts are free. Tenants do not pay to use Roost.
6. Your Content
6.1 Ownership
You retain ownership of all Content you submit to the Platform. We do not claim any intellectual property rights over your Content.
6.2 Licence to us
By submitting Content, you grant Morado Limited a limited, non-exclusive, royalty-free licence to store, process, and display that Content solely for the purpose of providing the Platform. We will not use your Content for any other purpose.
6.3 Your responsibilities
You must not submit Content that is unlawful, defamatory, harassing, or abusive; infringes any third party's intellectual property or privacy rights; contains malware or harmful code; is false or misleading; or violates any applicable law.
6.4 Third-party data in documents
You may only upload documents you have the legal right to upload and share. If a document contains personal data about a third party, you are responsible for ensuring you have a lawful basis to process and share that data in accordance with UK GDPR.
7. Landlord responsibilities
As a Landlord on Roost, you acknowledge and agree that you are responsible for all activity on your account; you will only invite tenants who are current or prospective tenants of the relevant property; you will not use Roost to harass, intimidate, or discriminate against any tenant; and you will comply with all applicable landlord obligations under UK law. Roost is a tool to assist with organisation โ it does not replace your legal obligations.
8. Tenant responsibilities
As a Tenant on Roost, you acknowledge and agree that you will only use the Platform for the property to which you have been invited; you will not use Roost to harass or make false claims against your landlord; you will report issues accurately and in good faith; and you understand that Roost is a communication tool only โ it does not determine your legal rights as a tenant.
9. Acceptable use
You must not use the Platform to attempt to gain unauthorised access to any part of the Platform; reverse engineer or decompile the Platform; scrape or systematically extract data; use the Platform for any unlawful purpose; impersonate another person; transmit spam via the messaging features; or interfere with the Platform's infrastructure. We reserve the right to suspend or terminate accounts that breach these restrictions.
10. Limitation of liability
10.1 Nothing in these Terms limits liability for:
Death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; or any liability that cannot be excluded or limited under English law.
10.2 Subject to clause 10.1, we are not liable for:
Any indirect, special, or consequential loss; loss of profits, revenue, data, goodwill, or business opportunities; losses arising from third-party actions (e.g. AWS outages); or losses caused by your failure to comply with these Terms or applicable law.
10.3 Cap on liability
Subject to clause 10.1, our total liability to you in any 12-month period is limited to the greater of: (a) the total subscription fees paid by you to us in that period, or (b) ยฃ100.
11. Suspension and termination
11.1 By you
You may delete your account at any time by contacting hello@wearemorado.com. Deletion will immediately revoke your access and trigger our data retention and deletion process as described in the Privacy Policy.
11.2 By us
We may suspend or terminate your account, with or without notice, if you breach these Terms; fail to pay applicable subscription fees; we have reason to believe your account is being used for unlawful purposes; or we are required to do so by law.
11.3 Effect of termination
On termination, your right to access the Platform ceases. We will handle your data in accordance with our Privacy Policy and applicable law.
12. Intellectual property
The Roost brand, platform design, software, and all content we create (excluding your Content) are owned by or licensed to Morado Limited. Nothing in these Terms grants you any right to use our intellectual property other than to the extent necessary to use the Platform as described.
13. Third-party services and links
The Platform uses third-party services to operate (e.g. AWS for hosting and email). We are not responsible for the availability, practices, or policies of third-party providers. Any links to external websites are provided for convenience only and we do not endorse their content.
14. Changes to these Terms
We may update these Terms from time to time. We will notify you of material changes by email at least 14 days before they take effect. If you do not agree to the updated Terms, you should stop using the Platform before the change takes effect. Continued use after the effective date constitutes acceptance.
15. Governing law and disputes
These Terms are governed by and construed in accordance with the law of England and Wales. Any dispute arising from or related to these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the courts of England and Wales.
16. Backups
We perform automated daily backups of all account data. Each backup is retained for 31 days and stored securely within AWS, encrypted at rest. Backups exist to protect against data loss โ they are not a substitute for your own records and we do not guarantee that any specific version of your data can be restored on demand.
17. Indemnity
You agree to defend, indemnify, and hold harmless Morado Limited and its officers, employees, and agents from and against any claims, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or in connection with: (a) your use or misuse of the Platform; (b) your Content; (c) your breach of these Terms; or (d) your violation of any law or the rights of any third party.
18. Assignment
You may not assign, transfer, or sub-licence any of your rights or obligations under these Terms without our prior written consent. We may assign our rights and obligations in connection with a merger, acquisition, or sale of assets, with reasonable notice to you.
19. Waiver
Our failure to enforce any provision of these Terms on any occasion does not constitute a waiver of our right to enforce that provision or any other provision on any other occasion.
20. Notices
Formal notices to us must be sent to hello@wearemorado.com or by post to Morado Limited at our registered address. Email notices are deemed received on the same business day if sent before 5pm UK time, or the next business day otherwise. Postal notices are deemed received three working days after posting. We will send notices to you at the email address associated with your account.
21. Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in full force.
22. Entire agreement
These Terms (together with the Privacy Policy) constitute the entire agreement between you and Morado Limited in relation to your use of the Platform, and supersede all prior communications and understandings.
