As a practical example: one property costs £12/year. Two properties cost £24/year. Five properties cost £60/year. If you archive a property mid-year, that property drops off your subscription at the next renewal — you're never charged for something you're no longer using.
Every new landlord account starts with a 30-day free trial. Here's exactly what happens, day by day.
You create your Roost account and start your free trial. We ask for a payment card at this point so we can activate your subscription automatically on day 31 if you choose to continue — but nothing is charged today.
You have complete access to every feature. Add properties, upload documents, invite tenants, track compliance. There is no restricted trial version — this is the full platform.
If you haven't cancelled, your card is charged £12 for each active property at the time. Your subscription runs for one year from this date. You'll receive a receipt from Stripe (our payment processor).
You owe nothing. Your account is closed immediately. No invoice, no partial charge, no follow-up email asking if you're sure. That's it.
We use Stripe as our payment processor. Your card details are stored securely by Stripe — Roost never sees or stores your full card number. Stripe is PCI DSS Level 1 certified and trusted by millions of businesses worldwide.
We made cancellation a single-click operation, on purpose. If you want to leave, we want that to be easy — not an obstacle course designed to wear you down. Here is the exact process.
Click "Billing" in the top navigation bar, or open the user menu (top right) and select "Billing & subscription".
This opens the Stripe billing portal — the same system that handles your payment details and invoices.
Stripe shows you your current plan and renewal date. Click "Cancel plan" to proceed.
Your subscription is cancelled. You retain full access to Roost until the end of your current billing period — we don't cut you off immediately. After that, archived properties remain accessible for free (read-only) for the 6-year retention period.
Cancelling during the 30-day trial is immediate and free. If you cancel while you're still in your free trial period, your account closes on the spot. Nothing is charged. No invoice is generated. We don't ask you why.

These aren't small print. They're the product decisions we've made and won't reverse.
We will never hide the cancel button, add friction to the cancellation flow, or send guilt-trip emails when you leave.
If we ever change our pricing, we'll give you at least 30 days' notice before your next renewal. You'll always have the chance to cancel first.
Archived properties are read-only and free for 6 years — even if your subscription has ended. We never hold your compliance history hostage.
When a retention period expires, we email you and ask what you'd like to do. You make that decision — we don't make it for you.
We don't advertise. We don't sell your data to third parties. We don't use your property documents or messages to train AI models. The subscription fee is our business model.
